This is the Outer Banks Real Estate update for the week ending July 25th. Residential not including co-ownership, week ending July 25th, data retrieved August 4th:
The Weekly Stats
43 units sold. The average list price was $607,152. The average sold price was $604,051. The median list price was $499,900. The median sold price was $520,000. Average days on market 36, median days on market 12.
59 homes went under contract. The average list price was $618,896. The median list price is $499,900. Average days on market 42, median days on market 10.
There were 74 new listings. The average list price was $760,617. The median list price of $525,000. 30 of those are already under contract or off of the market, 44 are still active. 28% were under contract within the first 7 days.
New Listings and Market Pace
At the time the data was pulled there were 478 active listings compared to 881 at the end of July 2020, and 1506 and the end of July 2019. The average list price is $935,453. The median list price is $648,110.
To keep you up to date with the pace of the market, going back to the previous week ending July 18th, there were 64 new listings, 39 of which are now under contract, or off of the market. 34 are still active. 31% were under contract within the first 7 days.
Going back two weeks to the week ending July 11th, out of 71 new listings 39 are under contract, sold, or off of the market. 31 are still active, one is temporarily off of the market. 35% were under contract within the first 7 days.
Going back three weeks to the week ending July 4th, out of 54 new listings 36 are under contract, sold, or off of the market. 18 are still active. 31% were under contract within the first 7 days.
